Rebecca is a special counsel in Baker McKenzie's Commercial Real Estate Group in Sydney with extensive experience negotiating and advising on a variety of hospitality and real estate matters.

Practice Focus

Rebecca Tan is a special counsel with deep experience in real estate and hospitality transactions, with a particular focus on hotel management agreements and branded asset developments. She has led negotiations on complex hotel management, technical services, and licensing agreements for high-profile developments across Australia, the Asia Pacific, Middle East, and Europe, advising on operator rights, liability regimes, and commercial alignment. Her experience spans both greenfield and operating assets, including ultra luxury and lifestyle brands, and she regularly advises on title structuring, management agreement amendments, and operator engagement strategies.

In addition to her hospitality work, Rebecca has acted on a wide range of capital transactions and property development matters, including CBD office leasing, mixed-use precinct structuring, and large-scale site acquisitions and divestments. She has advised on infrastructure-linked real estate projects such as energy precincts and data centre developments, and regularly supports institutional clients on due diligence, planning, and title risk management. Her practice is grounded in commercial pragmatism and a deep understanding of the legal and regulatory frameworks that shape complex real estate deals.

  • Advising Diriyah Gate Development Authority (now known as Diriyah Company), a Saudi Arabian government entity, on the negotiation of up to 29 hotel and branded residence agreements for their USD 33 billion development in Riyadh, Saudi Arabia.
  • Advising a developer on the negotiation of a hotel management agreement with a premier ultra-luxury operator for a five-star hotel and branded residences within a landmark AUD 2+ billion mixed-use precinct in Melbourne, Australia.
  • Advising a leading real estate developer on their management agreement with a new entrant operator for a Melbourne development valued at AUD 100+ million.
  • Advising an owner on the negotiation of a management agreement for Australia's first The Standard X Hotel.
  • Advising one of Australia's largest independent real estate investment platforms on the disposal of their industrial assets with a combined value of almost USD 200 million.
  • Acting for Google Australia on their specialist leasing and other real estate requirements.
  • Advising Hewlett-Packard Enterprise Australia on their national leasing portfolio and other real estate requirements, including the disposal of their head office property for USD 150 million.
  • Advising ALDI on the structuring and implementation of a project delivery arrangement with a third-party developer, and other leasing matters.
  • Acting for various confidential foreign and local property funds in respect of the sale and purchase of A-grade commercial office buildings located in Sydney, Melbourne, Brisbane and Perth.
  • Advising an Australian REIT on their national leasing portfolio comprising of a mix of industrial and commercial assets with a total book value of AUD 1.8 billion.
