Biography
Brian Zurawski is a partner in Baker McKenzie's Transactional Practice Group in Chicago.
Practice Focus
Brian advises on real estate and finance matters including joint ventures, acquisitions, dispositions, leasing and financing (representing both lenders and borrowers). Brian has extensive experience representing owners and potential purchasers of data centers, multi-family properties, industrial properties and office properties. Brian also has extensive experience representing owners and potential purchasers in connection with real estate matters affecting power and infrastructure projects (including natural gas, solar and wind projects).
Representative Legal Matters
- Represented a developer in all real estate aspects of developing and construction financing a USD ~1.5 billion natural gas-fired power project.
- Advised the seller of approximately 900 acres of land in King George County, Virginia, as well as certain other assets (including water rights and interconnection rights), to a hyperscaler. The hyperscaler intended to build a 7.5 million sq. foot data center requiring over USD 6 billion in capital investments.
- Represented the seller in the sale of a portfolio of natural gas-fired power projects in the United States, including all related real estate matters.
- Represented a purchaser of a USD ~50 million industrial real property located in California.
- Represented various purchasers in the acquisition of multifamily properties in various states.
- Represented a seller of a large data center located in Elk Grove Village, IL in the sale of such data center, as well as the leaseback of a portion of such data center.
- Represented a lender in connection with a USD ~400 million construction loan made to the developer of a ~20+ MW data center located in California.
- Represented a developer in connection with a USD ~800 million joint-venture roll-up transaction involving 11 real estate logistics properties located around the U.S., including the associated USD ~400 million mortgage loan.
- Represented the lender in connection with a USD ~50 million construction loan made to the developer of a ~8 MW data center located in California.
- Represented various borrowers in connection with obtaining loans for multifamily and commercial properties from Fannie Mae / Freddie Mac (through approved DUS lenders), regional banks, national banks, CMBS lenders and life insurance companies.
- Advised a seller in connection with the sale-leaseback of 10 properties in Indiana, Kentucky, Michigan, Ohio, and Tennessee, with a 20-year multi-site initial lease term, with such 10 properties being valued at approximately USD ~94,000,000.
- Ongoing representation of the owner of a downtown Chicago multi-tenant retail property in all leasing and financing matters.
- Represented the owner of multiple owners of downtown Chicago office space (exceeding 2,000,000 SF in the aggregate) in all leasing matters.
