Biography

Sharon is a member of the Real Estate practice proup in Singapore. She has experience in real estate, both as a practicing lawyer and as an in-house legal counsel. She was previously senior legal counsel with one of Singapore's major public-listed property developers with a diversified portfolio of development and investment properties, hotels and serviced suites located in Singapore and overseas.

Prior to joining the Firm, Sharon practiced in one of the Big Four law firms in Singapore and was a key member in the real estate practice group.

Practice Focus

Sharon has advised extensively on a wide range of real estate transactions in Singapore, including the sale and purchase, and development of commercial, industrial and residential properties. She has also acted for sellers and purchasers in various en-bloc projects. Sharon also advises banks and borrowers on various banking facilities such as mortgages, refinancing, land/construction facilities for development projects. She also regularly acts for both landlords and tenants in the review and negotiation of leases/licence agreements for office and retail spaces, industrial and residential properties in Singapore.

Sharon has vast experience acting for clients in complex real estate matters involving JTC, Singapore's largest industrial landlord and statutory board under the Ministry of Trade and Industry.

Apart from real estate matters, Sharon also has experience with hotel management and hospitality contracts and transactions.

Sharon is recognised as one of Singapore's most influential lawyers aged 40 and under by Singapore Business Review, 2019. Sharon has been recognised by Legal 500 Asia Pacific 2021 that "she is quick to spot issues and a robust negotiator, whilst providing sound legal and commercial advice to clients."

Representative Legal Matters

  • Advised a Singapore-based online retail company on its rights and obligations (as tenant and sub-landlord) under the lease of its flagship store in Singapore. We also advised the client on the rental relief measures provided under the COVID-19 (Temporary Measures) Act 2020 and compliance with the Code of Conduct for Retail Premises in Singapore.
  • Acted for a Saudi conglomerate (as landlord) in the negotiation of the lease of office and banking premises to a leading ASEAN universal bank (as anchor tenant) in a Grade A office tower located in the heart of Singapore's Central Business District.
  • Acted for the Singapore subsidiary of a global biopharmaceutical company in its lease of expansion office premises in Singapore.
  • Acted for a global management consulting firm in the review and negotiation of the lease of their new office headquarters and fitting out contracts, including advising on the risks of water seepage from the building roof.
  • Acting for a SGX-listed property investment, management and development group with premium commercial and residential property interests across Asia in the review and revision of its retail leasing templates and advise on compliance with the Code of Conduct for Retail Premises in Singapore. 
  • Acted for the Singapore subsidiary of a global capital equipment company in its long-term lease of new premises in Singapore in an industrial building, for the permitted use of research and development, service and repair lab, and ancillary office.
  • Acting for an international electrical products manufacturer in the review and negotiations of the design and building contracts for the fitting out and A&A works, in respect to the client's new corporate global headquarters in Singapore.
  • Acted for a social networking service company in the renewal, expansion and negotiations of the lease of its office premises in a Grade A office tower located in the heart of Singapore's Central Business District.
  • Advising a social networking service company on real estate and construction-related matters across various Asia Pacific jurisdictions, including: (i) the renewal and expansion of its office leases; (ii) issues relating to the relocation of its office to new premises; (iii) review of related construction consultancy agreements for fit-out works; (iv) review of service agreements; and (v) the renewal of its membership agreement with a shared work space provider.
  • Acted as lead counsel for a Saudi conglomerate in a SGD 315 million direct asset acquisition and financing of a 4-storey retail podium and 3-storey of office space at Chevron House, the iconic property located at Raffles Place, the heart of the Central Business District of Singapore. This asset acquisition is the client's maiden transaction in Singapore.
