Biography

Paulina Pawłowska is a senior associate in Baker McKenzie's Warsaw office. She has been advising clients since 2011, and since 2015 as a legal advisor, focusing on real estate, civil, construction and administrative law. Before joining Baker McKenzie in 2022, she worked at other leading international law firms. She is a Polish qualified attorney-at-law (radca prawny) admitted to the Warsaw Chamber of Legal Advisers.

Practice Focus

Paulina supports clients in real estate transactions (including advising on real estate asset and share deal transactions), acting for investment funds as well as international and domestic developers. She advises on issues related to the investment and construction processes at each stage of construction– from the construction permit to the occupancy permit, as well as on the commercialization of real estate investments, in relation to warehouse, office and commercial spaces, acting on behalf of both landlords and tenants and in relation to other real estate contracts.

Paulina has also supervised or participated in a number of due diligence matters related to the legal aspects of real estate and of companies in connection with the sale and purchase of real estate, as well as for banks' financing acquisitions. She also advises on day-to-day matters involving commercial, administrative and civil law matters. Paulina combines legal with business knowledge, primarily due to her experience gained as an in-house lawyer in an independent position in one of the most significant international developers acting on the Polish real estate market.

Moreover, Paulina completed a series of CCIM trainings organized by the Polish Federation of Commercial Real Estate, which included: financial analysis, market analysis, analysis of user decisions and investment analysis of commercial real estate.

  • Advising on a PRS investments for a foreign investment fund.
  • Advising on acquisitions of warehouse properties by foreign investment funds.
  • Advising on the commercialization of recognizable office buildings in Warsaw.
  • Advising an international developer on investment office projects in Poland, assistance in real estate purchase transactions and office building sale transactions.
  • Assisted an international developer in connection with various issues of Polish real estate law.
  • Assisted a Polish developer in connection with its real estate portfolio in Poland, including, among others, assistance with the due diligence of shopping malls and legal advice in connection with construction permits.
  • Advised a Polish company on an investment in a large photovoltaic power plant, in particular negotiating the tenancy agreement.
