Baker McKenzie Wong & Leow has successfully advised Shareable Assets Pte. Ltd., a Singapore-based FinTech company with experience from the Blue Whale Global group, on obtaining its Capital Markets Services ("CMS") License from the Monetary Authority of Singapore ("MAS"). This allows them to launch their new asset tokenisation platform, Shareable Asset, where asset owners issue asset-backed security tokens allowing investors to participate in fractional ownership in assets, including real estate assets.

Shareable Asset is a secure mobile and desktop application that gives retail investors access to high quality investments, including in real estate, with the added transparency through the use of blockchain technology. Asset owners are able to raise capital faster and more efficiently. Some advantages over more traditional crowdfunding platforms include the ease of distributing dividends into the investors' own digital token wallets pursuant to a smart contract programmed at the outset.

Principal Stephanie Magnus, who is also Asia Pacific Head of Financial Institutions at Baker McKenzie and Financial Services Senior Associate Ying Yi Liew advised Shareable Assets Pte. Ltd. in relation to licensing and regulatory issues in relation to its business and assisted the company with obtaining its CMS license for conducting the regulated activity of dealing in capital markets products. MAS had awarded the license to Shareable Assets Pte. Ltd. on 16 April 2020.

"We're very pleased to see the launch of the Shareable Assets platform having worked closely with Shareable Assets on its license application given the novel nature of its business," Stephanie said. "Shareable Assets is among the first-to-market in offering investors to participate in fractional ownership of real estate investments, via an asset-based security token which utilizes blockchain technology. They are among the growing crop of innovative FinTech offerings in the Singapore market that showcases the diversity in the market which continues to create accessible products for all levels of investors."
